This project, a victim of the 2008 recession, was to add a seven story addition to a through-block, four- story historic structure. The lower floors were designated for commercial space or restaurants, the second floor for offices, and 13 spacious apartments above. The design provided for possible openings along the length of the building for a proposed through-block pedestrian paseo.

The design of the addition’s street elevation referenced the historic facade’s use of a “tectonic” or structural frame expression; mid- (19th) century modern meets mid- (20th) century modern.
